Host acquired Avondale Shipyard in 2018 from Huntington Ingalls Industries. Avondale is a historic property, located along the Mississippi River in New Orleans, LA, with a footprint of 254 acres and significant warehousing and storage capabilities. With five docks and over one mile of waterfront, the Avondale Shipyard will become integral to Host’s continued efforts to provide REAL solutions to customers and shift the transportation paradigm. Host plans future connectivity for the shipyard to six Class 1 Railroads via the New Orleans Public Belt, through a binding Cooperative Endeavor Agreement entered into with the Port of New Orleans.

Position Summary: Facility Property Manager to handle real estate establishment, maintenance and tenancy for Avondale Marine.

Essential Responsibilities and Duties:

Budgeting and Financial

  • In conjunction with Avondale Marine Controller, prepare the annual budget of facility-related operating expenses and capital improvements.
  • Track and analyze facility-related operating expenses. Prepare benchmarking study and year over year comparisons of expenses. Maintain cost pool analyses, allocations and reconciliations.
  • Track costs related to facility-related capital projects. Prepare project analysis to ensure budgets are met and/or variances explained.

  • Prepare monthly progress reports for leadership on property/facility capital and maintenance projects underway and in the pipeline.
  • Develop CAM pools for the facility. Maintain property reports including, rent rolls, master building log, and electronic files.
  • Ad hoc reporting as necessary.

Insurance and Taxes

  • Ensure real estate taxes are paid in a timely manner and tracked as necessary to effectively manage lease obligations.
  • Collect and verify COI’s (from tenants and 3rd party vendors as necessary) and in conjunction with company risk management function.

Lease Administration

  • Create a schedule of obligations from leases and loan documents and ensure obligations are met timely.
  • Liaison with 3rd party leasing team and assist as needed with tours, information requests etc.

Procurement

  • Develop detailed scopes of work that can be used to competitively bid projects while also ensuring capital is wisely spent according to the business plan.
  • Support Procurement Lead to evaluate bids based on important factors, contractor competence and cost.
  • Manage or oversee multiple such projects simultaneously.
  • Work with facility team to schedule and plan work/projects or hire outside vendors.

  • Oversee service level agreements and compliance by ensuring all standards are maintained.
  • Manage strategic plans by providing recommendations, negotiating contracts in support of business lines initiatives.
  • Manage contract close-out, extensions or renewals.

Operations

  • Manage the preventative maintenance program as it relates to facility buildings and grounds.
  • Conduct asset assessments with the facility team.
  • Manage landscaping, janitorial, maintenance, pest control, fire/life/safety, HVAC and various other property management related contracts.
  • Coordinate security operations and contract.

Program Analysis and Development

  • Assess and develop annual initiatives that provide strategies for efficiencies in cost, consumption and sustainability (recycling, energy savings, water conservation, etc).

Relationship Management

  • Closely participate with the teams to drive both immediate and sustained targeted benefits.
  • Responsible for communication, coordination and implementation of local and regional initiatives and contract negotiations with suppliers and in conjunction with Director of Procurement.
  • Key communication with teams providing guidance and counsel on contractual terms.

Education, Knowledge, Experience, Skills and Abilities Required:

  • 5-7 years of experience in facility management or related field.
  • Bachelor’s degree in Business or related field.
  • Experience preparing, managing and evaluating the RFP Process for goods and services required, including demonstrated experience to negotiate contracts with suppliers.
  • Strong analytical/financial skills.
  • Strong oral and written communication skills.
  • Excellent PC skills, proficient in all MS applications.
  • Excellent Inter-personal skills, organization skills, strong analytical ability, proven ability to lead teams in a decentralized environment.
