The Opportunity
As part of planning for the continued success of their business operations, the Louie family has created a new corporate entity named Hathstauwk Holdings Ltd. (HHL) to strategically manage their diverse real estate assets. HHL is seeking a Property Manager to help drive this initiative.
The Property Manager will primarily be responsible for providing property management services for existing and newly acquired properties. In this position you will be required to approach property management from diverse perspectives as you represent and manage both the Louie family’s owned real estate and other owner assets as required. As a result you will be adept in your ability to quickly shift perspectives and approach relationships and business transactions professionally and appropriately.
The successful candidate should possess the following:
- Must have a current license or working towards a certificate with the Real Estate Council of British Columbia for Rental Property Management Services or Certified Property Manager (CPM)
- Must possess a valid BC driver’s license in good standing
- Must have access to a reliable vehicle
- Must have a sound foundation in and understanding of real estate transactions and lease documents
- Excellent working knowledge of MS Office and Yardi would be beneficial
- Must have well developed oral, written, interpersonal, communication, negotiation and conflict resolution skills
- Must be able to think both analytically and strategically
- Must have well developed personal time management & organizational skills
- Must be able to travel on short notice
- Must be able to work both independently and as part of a team
- Must be very detail oriented and ensure quality work and accuracy
RESPONSIBILITY & PRIMARY FUNCTIONS
- Provide property management services for retail, office, residential rental and industrial assets
- Prepare annual budgets, capital planning and recoveries for each property
- Prepare monthly management reports for owners with the ability to explain any variance and ensure that it is on track with the approved annual operating budget
- Ensure the integrity, accuracy, consistency and completeness any reporting
- Ability to travel both locally and out of province to inspect properties and attend meetings (AGM’s) as required
- Liaison with developer, consultants, lawyers and municipal officials and provide instruction to each as required
- Provide regular property inspection and site reviews so the properties are always maintained in a clean and safe manner
- Maintain all building systems by contracting reputable contractor and service providers
- Implement and maintain preventative maintenance programs and coordination of capital projects
- Assist in leasing by marketing, meeting and touring prospective tenants, running pro-formas and credit checks
- Establish and maintain strong positive relationships with tenants by attending to their inquiries and complaints promptly
- Work closely with property accountants to ensure collection of rental payments, common area costs and taxes are up to date and accurate
- Manage and maintain physical and electronic filing system
- Perform other property management duties that may be assigned or changed from time to time
